Cooper Estates is located in Mt.Pleasant, SC on Beautiful Shem Creek!
There are over 300 homes in Cooper Estates that qualify for membership.
We have a gated, private boat landing named
Madere's Landing at the end of Cottingham Drive.

You have to be a resident of Cooper Estates to join,
"Cooper Estates" must be listed as the Sub Division on
the Charleston County Tax Records which can be found here:
You pay a one time membership fee of $150.00.
NEW! THE $150 MEMBERSHIP FEE IS WAIVED FOR
RESIDENTS AGED 65 and Older!
There is also a one time $20 charge for the Automatic Gate Access Card. This is good for the life of the card.
Annual Dues are only $100.00 per year!

Dues are paid on March 1st of each year.
New Membership for the first year is $270.00.
($120.00 for Residents 65 and older)
The following Membership Rules & Fees are taken
directly from the C.E.C.C. Official Rules and Regulations.
1. There is a one time membership fee of $150.00 per subdivision residence.
Membership Fee is waived for Residents age 65 and older
(Amended by Committee Vote on 3/2/2008)
1.1. C.E.C.C. Membership is limited to residents of Cooper Estates Subdivision located in Mount Pleasant,
1.2. Membership is active as long as the membership fee and the current year’s dues have been paid.
Memberships that have not paid their yearly dues by March 31st shall become an Inactive Membership.
Membership shall return to Active Status when the current yearly dues are paid.
1.3. Membership includes everyone who physically lives at the membership address, this includes the
primary member and spouse, their children or others living in their home. Members can be
Homeowners or Tenants (Renters).
1.4. Membership is cancelled if the home is sold or rented or the current members move or do not live in the residence
for a period of 6 months or longer. After membership is cancelled, a new membership fee
will have to be paid to renew C.E.C.C. membership.
2. Dues to keep C.E.C.C. Membership active are $100.00 per year.
2.1. Membership entitles members to use of the boat ramp, dock & pier, covered shelter area and
Porta Potty, boat wash down and fish cleaning areas and parking at the boat landing.
2.2. The Yearly Membership Fee covers the period of March 1st thru February 28th of the following year.
2.3. The Membership Fee is due on March 1st. Memberships not paid by March 15th will become inactive.
Gate codes for cards or tags will be deactivated. Membership will be returned to active status
when the current years dues are paid.
2.4. Current Active Membership entitles the member to one pedestrian gate access card. Extra cards
can be purchased at a reasonable cost.
2.5. Current Active Membership entitles the member to vehicular access to the landing using a card.
There is a nominal one time fee that will be charged but will be good for the life of the card or tag.
There will be no loaning of Cards or Tags to non C.E.C.C. Members.
2.6. Guests must be accompanied by a C.E.C.C. Member
For Safety, Minor Children are not allowed on the Dock without Adult Supervision.
